Comprehensive Home Insurance Coverage
It is important to familiarize yourself with your comprehensive homeowners policy coverages. These coverages can be broken out into several key sections.
Property Insurance
Coverage A – Your Home
This coverage will insure your dwelling and attached structures including outdoor swimming pools and attached equipment on the premises. It is important to make sure your home is insured to its correct replacement cost. With changing building costs and inflation the cost to replace your home may be more than what is listed on your policy. It is always important to speak to your broker if you have any questions regarding the limit on your policy for your dwelling.
Coverage B – Detached Structures
Under this section of your homeowners policy there will be a limit for detached private structures. Your detached structure limit is typically a percentage of coverage A. Check your coverage on the policy to make sure that your limit for detached structures is sufficient. This coverage is meant for standard garden sheds and outbuildings. If you are using your outbuilding for farming or any commercial use you would need to schedule it on your policy accordingly.
Coverage C – Your Personal Property
The contents of your home and other personal property you own, wear or use are insured under this section of your policy and again this limit will be a percentage of coverage A. Typically limits will range from 75-90% of coverage A. This coverage also insures your belongings while they are temporarily away from your premises, anywhere in the world. And coverage usually extends to the personal property of a student who is temporarily living away from home for the purpose of attending school, college or university.
Coverage D – Loss of Use of Your Dwelling
This helps to cover increased expenses if your home is deemed unfair to live in due to an insured claim. This ensures your family is financially supported while your home is being repaired or rebuilt. It can be used for moving expenses and/or temporary living expenses so you can maintain your normal standard of living.
Liability Coverage:
This is the portion of your policy that covers you in the event you are sued. It provides protection for your personal actions anywhere in the world as well as liability protection in case someone is injured on your property or you accidentally cause damage to someone else’s property. It is important to make sure the limit on your policy is sufficient as lawsuits continue to grow in frequency as well as severity
Important Add ons & Endorsements for your Home Insurance
Your Home policy often excludes certain perils and to obtain coverage you need to add coverage to your policy by the way of an endorsement. Some important add ons or endorsements are listed below.

Sewer Backup
- Provides coverage for loss or damage caused by the sudden and accidental backing up or escape of water or sewage from a sewer, sump pump or septic system
- Limits for sewer backup can vary depending on the location of your home. It is important to check with your insurance broker to make sure you are aware of what coverage limit is on your home insurance policy.
- Also be aware of your deductible with regards to water damage; it is often higher than your standard deductible.

Overland Water / Flood
- Flood coverage can be added to your policy depending on where your home is located. This coverage is to protect your home from a rising, breaking out, or overflow of a body of water, whether natural or man-made. Also surface waters due to the unusual and rapid accumulation or run off of surface waters

Earthquake Coverage
- Not standard on your home policy, earthquake coverage can be purchased as an endorsement to your policy. Depending on the location your your property you may or may not be able to access this coverage.

Service Line Coverage
- This coverage extends beyond a basic homeowners policy, insuring the service lines to and from your property. While the city is responsible for the main service lines, the portion of serving lines that are on your property are your responsibility.

- Sewer/Septic Line
- Watermain
- Electrical
- Telecommunications
- Geothermal Plumbing (Ground Loop Piping)
- Limits for this coverage vary depending on your insurance provider. It is important to speak to your broker to see what coverage limits are available.

Home Based Business Coverage
- Do you run a small business from your home? Commercial operations are excluded on your standard homeowners policy. It is essential if you are generating revenue from business to protect yourself from a range of liabilities.
- Every company has different guidelines for this endorsement so it is important to speak with your insurance broker to see if coverage can be added to your home policy.
- If higher limits or broader coverage is required, a commercial insurance policy should be considered

Scheduled Items / Special Limits –
- Companies have set limits for certain items; these items will be listed under special limits. Common items such as boats, jewellery, sports equipment and bicycles will typically be subject to a limit on your home policy unless you choose to schedule them. It is always important if you have a high value item to speak with your broker to make sure that it is scheduled on your policy accordingly.
Common Exclusions that may be on your Home Policy
Every policy has common exclusions that as a homeowner you should be aware of. Typical exclusions and most common excursions on property policy are listed below.
- Buildings or structures used in part for business or farming
- Wear & Tear , Mechanical breakdown, deterioration
- Damage Caused by continuous or repeated seepage or leakage of water.
- Rendering or failure to render any professional services
- Caused by war
- After to your knowledge the property has been vacant for more than 30 days
- Caused by earth movement
